How do I sell newsletter sponsorships to realtors?
Short answer
Sell top producers brand awareness and exclusivity, not leads. Most agents don't have money to spend, so skip them. Pitch the one realtor who can say 'I'll put your home in front of 11,000 locals and nobody else can.' Then add a survey that finds readers planning to buy or sell, and charge about $30 a lead.
Realtors look like the perfect newsletter advertiser. In theory, they are. In practice, there's one big problem.
"Most real estate agents just don't have money and don't want to spend money."
I own realtornewsletters.com and built a landing page for selling newsletters to agents, because the idea makes so much sense. You have to find the top producers, the ones who actually spend.
What should I pitch a realtor?
Brand awareness and community influence. That's my recorded pitch to realtors, set against Zillow and Redfin. You're making them the known agent in town. If the conversation drifts toward how many leads you'll deliver, pull it back.
That's also why a longer commitment beats a single ad. One ad has very low odds of working for a brand-awareness buyer.
How does exclusivity help a realtor sell?
A realtor client showed me this. She tells prospective clients:
"Every other realtor you're talking to, they're going to tell you they're going to do this, this and this. I can do everything they're going to do. Plus, I'm going to put you in this newsletter with 11,000 local people looking at it."
Nobody else can say that, because she's the only realtor in it. One listing from that pitch can be worth ten times the sponsorship.
Can my newsletter generate real estate leads?
Yes, through a signup survey. Ask "own or rent?" and follow up with "interested in buying or selling?" On one new brand, 24 people said they were at least somewhat interested in buying in the next year, two days after launch. One newsletter in Canada was getting nearly one real estate lead a day from that question.
A partner charges a realtor $30 per lead. In a live walkthrough I used $20 as a floor ask. Line up the realtor first. That Canadian newsletter's manager turned the question off because she had no realtor to send the leads to.
A peer running Meta ads for realtor lead gen reported about one lead a day on about $25 a day of spend. That's his number.
What else can I sell realtors?
- A done-for-you newsletter. I charge local operators, mostly realtors, about $2,000 a month to run their own newsletter as personal branding. I expect that to drop to $1,500 or $1,200 as AI lowers the cost.
- A real estate section. A standing section in the same place every issue. One podcast guest said listings are the most-clicked part of his newsletter.
What about apartment locators?
Look for them if your state has them. I signed an apartment locator in Texas who was happy after three weeks, and I charged her extra to build her a website. I can see the leads she gets from our ads, and they're really good.
